    Construction underway at Wrexham Industrial Estate

    Building work is continuing apace at three new sites on Wrexham Industrial Estate as developer and asset management company, FI Real Estate Management (FIREM) makes progress in the creation of 38 acres of new build commercial space.

    Construction is underway at three out of five individual FIREM sites on the estate, totalling 105,196 sq ft of industrial space across two large single-unit developments and one comprising 11 smaller units.

    The steel frame is now in place at site 2 on Clywedog Road North and all works are on track for completion by the end of 2021, with yard space surfacing commencing next month. At site 3 on Clywedog Road East, the steel frame is due to be erected in October as the site targets a January 2022 completion date. The steel frame at site 4, also on Clywedog Road North, will commence in November and is scheduled to be completed by February 2022.

    A fourth site has also been earmarked for future development and outline planning has been granted for 97,000 sq ft of business-to-business use. A detailed planning application is currently being drawn up.

    Planning information is also being compiled for the creation of 120,000 sq ft of space on the site of The Bridgeway Centre on the industrial estate’s Bridge Road.

    FIREM’s presence in Wrexham also includes the 833,000 sq ft warehousing company, F.Lloyd (Penley) Ltd, which was acquired in April, plus a 21,000 sq ft multi-let, two-acre site housing 13 units which was acquired in February.

    When complete, the three new sites, along with FIREM’s existing buildings, will expand the company’s presence at Wrexham Industrial Estate to 1.5m sq ft, making it the largest in FIREM’s 10m sq ft UK portfolio.

    A spokesperson for FI Real Estate Management commented: “We’re making excellent progress in the construction of three new sites at Wrexham Industrial Estate and our build programme remains fully on track. When complete in 2022, these units will result in a sizable boost to the provision of high quality commercial space in the town, capitalising upon the area’s strategic connectivity, critical location on the England-Wales border and position as the largest industrial estate in Wales.

    “In the meantime, our presence here is seeing the creation of employment and training opportunities and we’re exploring ways in which to use our investment to positively impact the local community, surrounding environment and further boost the North Wales economy.”

    FIREM’s Wrexham Industrial Estate new build portfolio includes:

    • Site 1 – planning application currently being drawn up for The Bridgeway Centre on Bridge Road

    • Site 2 – one unit up to 25,000 sq. ft on Clywedog Road North

    • Site 3 – one unit up to 45,000 sq. ft on Clywedog Road East

    • Site 4 – 11 units ranging from 800 sq. ft to 6,000 sq. ft on Clywedog Road North

    • Site 5 – outline planning received for 97,000 sq ft of business-to-business use on Clywedog Road South. Detailed planning application currently being drawn up.

    Wrexham Industrial Estate covers more than 550 hectares and is home to over 340 businesses across automotive, aerospace, food, pharmaceuticals and engineering sectors. These businesses collectively employ over 10,000 people.
