The presence of an extraordinary almost life-sized ceramic horse sculpture in an alcove of a reception room of a large rural country home gives a clue to its former use.

The sprawling property, near the hamlet of Stroat, on Wales England border, is just a short canter from the historic Monmouthshire town of Chepstow and its world-famous racecourse, home of the Welsh Grand National.

Substantial Cherry Orchard, on the quaint sounding Rosemary Lane, edging the Forest of Dean, offers a unique opportunity to acquire a substantial residence complete with four stables/garage and yard.

Equipped with oil-fired heating, a roaring open log fire, separate electric water tank heater and UPVC double glazing, the rural package is being sold by Newport-based Paul Fosh Auctions in its online December sale.

Sean Roper, of Paul Fosh Auctions, said: “This a really awesome property, with its land and  brilliant views over open countryside leading down to the majestic River Severn. It opens up a huge range of opportunity, potential and prospects for any new owner.

“The property, which is already creating strong pre-auction interest and is a firm favourite with potential punters, would be ideal for those looking to create a truly wonderful family home especially if they have an equestrian or agricultural interest. The building also offers scope to be divided to provide an annex ideal for those with young adults or older parents, for example, subject to planning.

“Externally there is approximately four-and-a-half acres of land which comprises sizable gardens and patio areas, paddock and woodland. There’s a detached four-stable block with tack room which may also offer scope for future development such as a conversion to a holiday let or annex, perhaps.

“The property, nestled in an elevated position on the edge of the stunning Forest of Dean world renowned for its ancient woodland and outdoor pursuit opportunities, is secluded yet has easy communications links. It’s close to Chepstow with its wide range of amenities and shops and straightforward connection to the Severn Bridge, bus and railway stations.

“The property is within excellent commuting distance of the regional centres of Bristol (21 miles), Cardiff (35 miles) and Newport (22 miles) and is just three miles from Junction 2 of the M48 Motorway.”Cherry Orchard, with a guide price of £865,000-plus, is one of some eighty properties which is being sold online by Paul Fosh Auctions which starts from 12 noon on Tuesday, December 10 and ends from 5pm on Thursday, December 12.
