    A wizard of a West Wales property could cast its magic spell on bidders at a South Wales auction.

    The Willows in Merlin’s Terrace in the bustling West Wales town of Haverfordwest, Pembrokeshire is being sold by Paul Fosh Auctions.

    The house is listed with a guide price of just £5,000.

    Property auctioneer Sean Roper, said: “This substantial fronted mid terrace building which is arranged over lower ground, ground, first and second floors, does require modernisation but could become a quite magical property after refurbishment and renovation.

     “It has four bedrooms and a large rear garden and all in a quaint setting just off the centre of the market town of Haverfordwest.

    “I believe this property lends itself to many opportunities, subject to planning permission being obtained. There would be the option to refurbish and re-sell on to the open market. Most stock that has sold recently has been comparable as a three bedroom while The Willows has the advantage of being bigger and offering four bedrooms.

    “If The Willows could be refurbished back to a high standard local demand for a high-quality refurbished property would be attractive both to local families or to investors.

    “Another option for The Willows could be to renovate to a high standard and rent out on the holiday market. Again, being a four bedroom with its central location in Pembrokeshire it could be in high demand and can be rented out via many expert holiday agents to maximise your returns.

    “A property of four bedrooms would achieve a holiday rental figure of £44,400 gross over a year, if it was to be rented out as a holiday let, accepts pets and be of a high standard.

    “Alternatively, the property could be rented out on the open market as a long term let to a family for around £1,500-£1,600PCM, with four-bedroom properties in short supply on the rental market. Comparable are online showing rents generated between £1,500-£2,000 PCM.

    The property lends itself to many opportunities. There would be the option to refurbish and re-sell on to the open market, most stock that has sold recently has been comparable as a 3 bedroom, with the Willows being a four-bedroom, local sales in the area:

    The Willows is on Merlin’s Terrace between its junctions with Augustine Way and Freemen’s Way. Public transport links include Haverfordwest mainline rail station together with a network of local bus services serving the surrounding vicinity.

    “Road links include the A40 which links to the M4 to the east via the A48. An extensive range of shopping amenities, cafes, bars and restaurants can be found locally in Haverfordwest. Recreational pursuits can be found locally at the open spaces of Priory Salting’s Nature Reserve and Pembrokeshire Coast National Park.”
