    What buyers look for when purchasing a home

    Are you trying to sell your home and are seemingly having no luck at all? Have you looked at the specifics of what buyers look for when they are looking to purchase a new property or home?

    Selling your house can be an exciting prospect because it hopefully means that you will be moving to an even better home that is more suited to your wants and needs. Although it can be a fun an exciting adventure to move away from a home that you have lived in for a long time, it means that you will have to actually go through the tedious process of selling the house first.

    Selling a house can be a very frustrating and long process, especially if it is your first time and your house has been on the market for a while but no one is buying it, which is why many people choose to use a real estate agent. If you are thinking of selling your house, or want to buy a house and are not exactly sure what you should be looking for, here are the things the buyers will often look for before purchasing a new home.

    The paint

    The first thing you see when you visit a house is the exterior walls which are typically painted. The next thing they will see are the inside wall and how those have been painted too. People often have different taste when it comes to paint colour and the colour of their house but you best bet is to go for neutral tones throughout because they tend not to clash with anything and most people don’t want flashy bright colours on their wall. Neutral colours create a calm and peaceful environment and allow for the buyer to make the space their own with certain personal touches like paintings, furniture, and trinkets.

    When it comes to buying a house or selling a house, both parties involved should be paying attention to the integrity of the paint on the walls and if there is any damage to it. Buyers will most likely not want to spend any extra money on painting the house after they have already spent a huge amount on just purchasing the house.

    Interior and exterior things

    In today’s days and age, there are so many feature and accessories that house comes with and that buyers with specifically look for when choosing the right house for them, and if the house you are selling doesn’t not yet have these, it may be a good idea to think about making a bit of room for them.

    Right at the top of the list is a laundry room of sorts, where all of the laundry can be done and not bleed into the rest of the house. Next up is a patio for social gathering and outdoor relaxing. Other things on the list include ceiling fans, garages and storage, outdoor lighting, walk in pantry’s, double kitchen sinks, and decent hard wood flooring.

    Open floors

    Open floor plans are all the rage these days and the epitome of modern architectural design. These types of house create an environment with a sense of freedom and community with people being able to socialise with each other from different rooms or settings. It also allows for more freedom when it comes to interior design and deciding which section is designated to which room, making it almost completely customizable to each person and their individual taste.

    It might be worth considering knocking down a wall or two if your houses structure can handle it because this will allow it to be much more desirable by buyers and will in turn make the house’s selling time much shorter for a much larger price.

    The kitchen

    The kitchen can be seen as the heart of the home, where families gather for meals, children learn to bake, and parent use to sneak in a midnight snack. In most houses the kitchen it the hub for catching up with each other and typically a space where the buyers will spend a lot of their time. It is one of the most used spaces in the entire house and therefore, when buyers are looking to buy a home, they will look at the kitchen first and see if it is something that is good enough for them. Buyers will look to see if there is space for a decent sized fridge, enough room for all of their cutlery and crockery, and also a good stove and oven.
