    Unique opportunity to operate tea room at Castell Coch

    Working with Cadw, Avison Young is seeking an operator for the 30-cover tea rooms at the popular visitor attraction of Castell Coch in Cardiff.

    With over 70,000 visitors every year to Castell Coch (prior to Covid), and with the further chance to extend the offer with an outside catering facility in the grounds, this is a truly unique opportunity to take on this popular tea rooms.

    Tom Merrifield, Director at commercial real estate adviser Avison Young in Cardiff says, “This is an amazing chance for an ideally experienced operator to run this very popular tea rooms in one of Wales’ most beautiful buildings. The café was formerly run by Cadw, and benefits from recent refurbishment.”

    The 30-cover tea rooms is available on a new three year lease.

    The facility is situated on the ground floor of the castle inside the visitors’ area. The total area comprises 54.54 sq m (587 sq ft) including servery and seating.

    Castell Coch, the renowned 19th century William Burgess designed building is situated on the outskirts of Cardiff, built above the village of Tongywylais. Managed by Cadw, the castle was owned by the Marquis of Bute and gifted by the Bute family into public sector ownership.

    With the opportunity to add a further facility at external entrance to the castle, before the pay area, the new operators will be able to appeal to the hundreds of walkers, mountain bikers and horseriders who enjoy the surrounding network of woodland walks and cycle paths, as well as local residents in neighbouring communities.

    Castell Coch occupies a highly visible position on the edge of Cardiff, visible from the M4 motorway. From the castle there are extensive views across Cardiff and the Severn Estuary.

    Tom concludes, “Whoever becomes the new operator for the tea rooms at Castell Coch will have a fantastic opportunity to provide first class refreshments to the growing number of visitors who visit this popular attraction, benefitting from the increased staycation demand the Welsh economy is experiencing. And with the added opportunity to extend the facility to outside of the castle makes this a truly unique chance for the right business to bring their own flair to this historic attraction.”
