What could turn out to be an ingenious way to boost accommodation space at a trio of existing Welsh city apartment blocks is on the market at auction.
What’s planned and is now for sale is three lots of ‘space’ above the existing apartment blocks in which to construct another layer of accommodation.
Planning permission has been granted to create the fourth layer of living space, three, two-bedroom dormer apartments, on top of the three existing, three storey buildings at Cranleigh Rise, Rumney, in Cardiff.

Angie Davey, of Paul Fosh Auctions, said: “What is being sold are three lots of planning permissions for space on top of the current buildings which will allow the construction of three, two-bedroom apartments in the roof space of these established blocks of flats to the east of the city of Cardiff.
“This is a novel and really creative use of what is vacant space to create the two-bedroom apartments on top of the three blocks of apartments at Farlington, Roehampton and Cheriton Courts, Rumney, which will require roof extension to create a spacious dormer apartment at the rear of the block.
“The apartments, once completed, will then be available for sale on the basis of a 999-year lease on a peppercorn ground rent.
“The three sites, which are being sold individually each with guide prices of £13,000 per lot, currently comprise of three storey apartment buildings containing six, two-bedroom flats.
“There is a car park at the rear of the sites which contains 18 car parking spaces, one per apartment.
“The planning permission allows for the replacement of the roof of each block with a new roof, 0.5m higher than the existing, including rear box-dormer type roof extension, to create a two-bedroom flat in the roof space, along with an allocated car parking space as well as secure storage for bins and bicycles,.
“Each of the new units will be equipped with a lounge, kitchen bathroom and the two bedrooms.”
