iungoworks has announced the next phase of development for West Bute House Commercial Quarters, a 20,000-square-foot, future-fit workspace located in the heart of the historic Cardiff Bay.

Following an extensive and sympathetic redevelopment, the site – originally built in 1783 – has been reunited and transformed into a premier hub for forward-thinking organisations.

Following an exclusive private agreement to acquire 36 – 37 West Bute St, West Bute House is expanding in 2026 to introduce ten new high-specification private offices, a Private Members’ Gym, and a unique underground café-bar, set within the building’s restored historic basement.

Located at 33–37 West Bute Street, the complex occupies five terraced plots that were once part of the Britannia Buildings Development. Historically the heart of Cardiff’s industrial revolution as a coal shipping hub, the Grade II listed buildings have been separated for more than a century. Now reunited, the development offers an integrated four-storey workspace that blends 18th-century character with premium business services.

The expansion includes significant upgrades designed to support the modern professional workstyle. New private offices ranging from two to ten desks are now available to secure. This will be followed by the opening of a Private Members’ Gym in July 2026 and the final reveal of the atmospheric underground café-bar in December 2026, which pays direct homage to the building’s industrial past.

Beyond the physical expansion, West Bute House provides a comprehensive suite of services including twenty-one self-contained office suites, premium coworking spaces, and virtual office options. Tenants benefit from an all-inclusive community environment featuring superfast broadband, bicycle racks, showers, meeting rooms, rooftop event spaces, and unlimited bean-to-cup coffee.

Jessica Leigh Jones MBE, Group CEO for iungoworks stated that West Bute House is more than just an office building, describing it as a commercial quarter designed to mirror the success of the organisations that call it home. By reuniting these historic plots, iungoworks is creating a workspace that respects Cardiff Bay’s heritage while providing the high-specification environment necessary for the businesses of tomorrow.

Group CFO, Tom de Vall added that iungoworks is currently seeking reputable, forward-thinking organisations to join its growing community. Private office suites start at £650 per month on a fully inclusive basis, with coworking memberships starting at £120. The waitlist for Phase II Private Offices is now open. Interested parties are invited to book a viewing to experience the blending of historical charm and modern utility firsthand.
