    A coach house, guest house, and a chapel are all up for auction this month

    A FORMER Baptist chapel in the centre of the Swansea village of Waunarlwydd is going under the hammer at a property auction this month.

    The Bethany English Baptist Chapel, which was built in 1875 and rebuilt in 1908, still retains some of the original pews and pulpit. The bidding is expected to be brisk, with the guide price of just £8,000+ placed on the property.

    The Chapel is just one of the lots on offer at the Seel & Co property auction, which is being held at Park Inn, on Circle Way East, Llanedeyrn, Cardiff, CF23 9XF, on May 15, starting at 5pm.

    Other buildings of note on sale include a former coach house in Canton, Cardiff, with a £90,000+ guide price; a six-bedroom former guesthouse in the centre of Llandovery, with a guide price of £140,000+ ; and a large semi-detached property in the centre of Barry with a guide price of £135,000+, which has planning for conversion to residential use and has in the past been let with a rental income of £18,000 per year.

    Land is also being offered for sale in the auction, including plots in Penydarren, Merthyr Tydfil on sale with no reserve, that could have potential for residential use (subject to consents); 10 acres in Porth, Rhondda, with a guide price of £23,000+; and another plot in Porth, of 4.7 acres with a guide price of £8,000+. A smaller plot of 0.16 acres, is also available in Treorchy town centre that has previously benefited from planning consent for a retail store and four one-bedroom flats, with a guide price of £36,000+.

    Among the other lots for sale are a number of terraced properties, including houses in Miskin, Mountain Ash, Tonypandy, Aberdare and Crumlin, with guide prices ranging from £18,000+ to £40,000+.

    “We are used to selling all types of property through our auctions, but the Bethany Chapel is one of the more unusual we’ve been asked to handle,” said Marc Morrish, auction manager and auctioneer at Seel & Co.

    “It’s already been the subject of a great deal of interest, and we expect a number of people who attend the auction on May 15 to have their eye on it.

    “Once again, we have a mix of land, development opportunities and vacant properties, which have a wide range of guide prices, and look set to welcome a busy crowd to the sale.

    “It’ll be interesting to see what prices are achieved for a number of these properties. I expect that the majority will be the subject of increasing interest as we near the event.”
