    Welsh Government urged to back new builds as housing demand grows

    A leading Welsh housing developer has called on the Welsh Government to recognise the value and importance of new build homes in helping to overcome Wales’ housing crisis.
    Llanmoor Homes, which has built more than 5,000 homes across South Wales over the last 60 years, is backing a national campaign by the Home Builders Federation to change perceptions of new build homes.
    Tim Grey, Sales Director at Llanmoor, said: “The discourse around new build homes in Wales is all too often negative, from the planning stage through to the finished product.
    “Yet the reality is that new build homes bring a wide range of benefits, not only to the people who purchase and live in them, but to the wider communities in which they are built.
    “Housing developers provide significant funding for local improvements, supporting new schools and educational facilities, improved transport links and highways, open spaces, play areas and leisure facilities.
    “We are calling on policymakers at every level, from local decision-makers through to the Welsh Government, to recognise the value of new build homes and better understand the important role housebuilders play in Wales’ economy and communities.”
    The Home Builders Federation’s Power to Move campaign is designed to support the industry in shifting perceptions of new build homes and highlight the wider benefits of home building.
    Across Wales, 5,159 new homes were delivered in 2025/26, generating hundreds of millions of pounds of investment in local communities across Wales. This included:
    • £230 million for affordable housing
    • £32 million for infrastructure, including around £14 million for new and improved schools
    • £1.1 billion of economic activity, supporting local economies
    Despite this contribution, Wales is facing a housing crisis, with the Welsh Government estimating that an additional 8,700 homes are needed annually until 2030 to meet demand.
    Tim Grey said the government can make a difference by working with private developers like Llanmoor and helping to promote the value of homes being sold on the open market, alongside social housing.
    “Together, government and the industry can strengthen confidence in new build homes, build a better understanding of the benefits of home building and, most importantly, deliver the homes Wales needs,” he added.
    Llanmoor currently has several developments underway across Wales, including the 51-home Rossers Field site in Govilon, which is its first development in Monmouthshire, the 67-home Saint Sannans Field in Aberbargoed and the 405-home Parc Tondu in Tondu.
    The developer also gained a resolution to grant planning approval subject to a Section 106 planning agreement on land for up to 850 homes in West Bridgend. In addition, reserved matters planning approval has been granted for 40 homes on another new development in Aberbargoed close to its existing and highly successful development at Saint Sannans Field.
    Llanmoor’s first development in Swansea, the 280-acre, 1,950-home Pentref Rhostir site in Llangyfelach, will be the city’s largest-ever residential development. Infrastructure work on the site is expected to start over the next six months.
