    Cardiff Gate Business Park set for multi-million pound refurbishment

    One of the largest and most prominent out of town office buildings in South Wales is set to undergo a multi-million pound refurbishment.

    Centre 7, which is located at the entrance to Cardiff Gate International Business Park, will be available to let upon completion by early next year.

    The plans involve an extensive refurbishment of the three-storey building and the Grade A offices will include features such as flexible floor plates of up to 17,000 sq. ft. suitable for open plan or partitioned space, an air-conditioning system, suspended ceilings with recessed LED lighting and fully raised access floors.

    Lloyds Banking Group has already committed to occupying 10,300 sq. ft. at a rent of £16.00 per sq. ft.

    A total of 40,871 sq. ft. is available to let in office suites in a variety of sizes with an excellent car park ratio of 1:242 per sq. ft.

    The property agent Fletcher Morgan manages Cardiff Gate International Business Park.
    John James, Director at Fletcher Morgan, said:

    “Centre 7 is a highly visible building situated on Junction 30 with easy access to the M4 at the gateway to Cardiff, providing an ideal location for businesses to take advantage when the Severn Bridge tolls end next year.

    “There is a huge demand for Grade A, high-quality office space in Cardiff and this refurbishment is already attracting interest.”

    Rhomco will be project managing the refurbishment of Centre 7 and building work is set to be completed by early next year.

    Julian Normansell, Director at Rhomco said:

    “Our building surveying team are delighted to be working on such a prestigious project at Cardiff Gate.

    “The refurbishment, due to be completed early 2019, will be fantastic for Centre 7 which is a prime office building situated at the gateway to Cardiff.”
