    Specialist business property adviser Christie & Co has been instructed to market the Three Feathers pub in Ruthin, Denbighshire.

    The Three Feathers is an old drovers’ pub, offering wet-led sales and retaining much of its original character and charm. The pub has built up established local trade from Ruthin residents, and is home to a well-used function room for hosting events and gatherings, as well as a dedicated real ale cellar to store ale in optimal conditions.

    The pub also contains a bed and breakfast with four bedrooms and a shared lounge and kitchen above the pub, which could alternatively be used for owner/chef accommodation.

    Planning permission has been approved to build a commercial kitchen unit adjacent to the converted stone restaurant area, creating the opportunity to add a bistro dining experience.

    The Three Feathers

    The pub is on the market as the current owners wish to step back and hand the reins to a new operator. They commented, “After over a decade in the pub industry, it’s time to start thinking about the next generation of opportunity for the pub. The Three Feathers has recognised potential to expand into offering food as well as drinks. The last ten years owning and running the pub have been a great experience, and very rewarding. We hope the next owners will continue the success of the business and build on the underlying potential that the business and building have to offer.”

    James Dodd, Business Agent at Christie & Co, is managing the sale process and added, “The Three Feathers is a fantastic example of a characterful rural pub with genuine potential for growth. With planning already approved for a commercial kitchen and a loyal local following, it offers a rare opportunity for new owners to build on a strong foundation, and we’re excited to bring this to the market.”

    The pub is on the market with a freehold asking price of £450,000.
