    Llanmoor Homes has secured planning for new Swansea community

    Pontyclun-based developer, Llanmoor Homes, has announced the first phase of Reserved matters approval of plans for a brand new community to be built in Swansea. The new community, which will be known as Pentref Rhositr in Llangyfelach, will have initial works begin by Spring 2023 and follows seven years of close collaboration with Swansea Council.

    Pentref Rhositr is Llanmoor`s largest-ever development scheme and first foray into Swansea in its 56-year history.

    The community will be conveniently located off the M4’s Junction 48 in Swansea and broadly bound by Llangyfelach Road to the east and Heol Ddu and Myrnydd Newydd to the south.

    The privately owned development company has now revealed the exciting plans, which will span around 280 acres. Pentref Rhositr will include a total of up to 1950 new Private and Affordable sale homes, a Local centre with shops, large areas of open space, sports and children’s play facilities, a primary school and several community facilities, including medical, childcare and food and drink. Phase one will comprise of 471 Homes and will include a range of 23 different home designs and beautifully themed zones in a wide range of finishes. With infrastructure works set to commence early next year, the multiphase development project will take between 15 and 20 years to complete.

    Affordable housing will be interspersed with other homes across the development and will make up 15% of the planned 1,950 dwellings. Llanmoor will work in partnership with the housing association Pobl to deliver the affordable element of the Pentref Rhostir (Moorland Village) scheme.

    In addition, Llanmoor Homes will invest around £20m in providing and maintaining public spaces, foot and cycle paths, sports pitches, a new near-mile-long link road through the development and a primary school. It will also provide £1m for an on-site bus service. The housebuilder is in discussions with the council over a dedicated app for residents to effectively book bus travel.

    Llanmoor’s Managing Director, Simon Grey, says, ‘We have worked closely with the Planners at City & County of Swansea over the past two years to ensure that Pentref Rhostir will provide a wide variety of well-designed new homes for new residents and a wealth of new facilities, including large areas of public amenity space for both new residents and the existing communities.

    “This development will have a huge emphasis on providing public space too for the well-being of both current and future generations.

    “We look forward to providing much-needed open market and Affordable homes at this exceptional location.”
