A planning application has been submitted for a new luxury lodge park located in Flintshire.
Parc Gwysaney Luxury Lodge Park is proposed for Tyddyn Uchaf Farm in Sychdyn as part of plans to boost the county’s visitor economy by encouraging longer stays and increased local spending.
The development would comprise 70 luxury lodges, alongside the restoration and reuse of the listed Tyddyn Uchaf Farmhouse, new public access through the site, visitor facilities, retained woodland, and ecological enhancements.
Access is proposed at the southern end of the site, opposite Theatr Clwyd, before Raikes Lane narrows. This is designed to avoid routing visitor traffic through Sychdyn and along the narrower section of Raikes Lane.
Following an informal consultation event held in February, feedback related to road suitability, pedestrian safety, and increased traffic has influenced key design changes.
A new walking path through the site has been proposed for local residents to provide safer access to Theatr Clwyd and the Glasfryn without using Raikes Lane, alongside a route through Coed Ffoulkes connecting Blackbrook and Sychdyn.
The application looks to address Flintshire’s shortage of high-quality visitor accommodation, helping the county tap into the annual £2.24 billion spend by GB residents when taking overnight trips in Wales.
Support has been shown by North Wales Tourism, AMRC Cymru, and Theatr Clwyd, recognising the need for additional visitor accommodation.
The proposed site has been in the ownership of the Davies-Cooke family on the Gwysaney Estate since 1550 and is now under the stewardship of Richard Davies-Cooke.

“We believe that Parc Gwysaney can help address the shortage of high-quality accommodation and ensure people visiting the area are staying longer while enjoying and supporting everything Flintshire has to offer.”
The Gwysaney Estate has held a significant presence in the local agricultural, residential and commercial sector of Flintshire dating back to the 9th Century.
The Estate, under the current stewardship of Richard Davies-Cooke, is undergoing a process of rationalisation and modernisation to ensure its continued importance as a prominent member of the community.
