Family-run Welsh housebuilder, Llanmoor Homes, has partnered with United Welsh Housing Association at their Bedwas development to provide 60 Affordable homes to families across South Wales.

As part of their Cae St Barrwg development and ongoing contribution to providing Affordable housing, Llanmoor Homes have already built 36 Affordable homes on the site. A combination of two and three-bedroom homes will be provided, with each home featuring a private driveway and an energy-efficient heating system.

Residents will also benefit from an NHBC ten-year warranty and exceptional build quality.

Tim Grey, Sales Director of Llanmoor Homes said: “The delivery of Affordable social and low-cost home ownership properties on each of our developments provide much-needed homes for those who are otherwise unable to own or rent their own home. The Cae St Barrwg development sees the delivery of 240 new Affordable and private homes as well as a wide range of amenities for new and existing residents to benefit from. 18 of the Affordable homes in this development will be Low-Cost Home Ownership Homes that will also be made available through the United Welsh Housing Association to people and families who are unable to purchase at full price, with the option for them to purchase the balance of equity at a later date if they find themselves able to do so. The remainder of the homes will be offered as social rented homes through United Welsh.

The partnership between not-for-profit housing association, United Welsh, and Llanmoor Homes began in 2009 and homes are due to be allocated to families immediately.

Tim added: “Llanmoor and United Welsh Housing Association have collaborated on new housing schemes in Caerphilly Borough since 2009. We continue to go to great lengths to build high-quality new homes for both open market and affordable sales. The Site Manager and team at Cae Sant Barrwg have once again this year been recognised for exceptionally high standards of construction, winning a Quality Award at the 2022 NHBC Pride in the Job Awards. This is a very competitive award scheme, subject to regular site visits by the NHBC to ensure that quality meets the warranty provider’s high standards.”

Peter Seaborne, Development Manager at United Welsh, said: “We are pleased to be working with Llanmoor Homes to deliver 60 high-quality, affordable homes to the Cae Sant Barrwg development in Bedwas. Our partnership with local developers like Llanmoor Homes allows us to provide communities with desirable family homes, working towards our strategy of providing 1,300 new properties by 2027.”

Seaborne added, “The 42 homes available for Affordable rent is a positive step towards meeting the demand for more affordable homes in Caerphilly. 18 homes will also be available to purchase through our shared equity scheme with our Harmoni Homes brand, offering first-time buyers a more affordable way to get on the property ladder. It has been a pleasure to welcome new residents to the homes at Cae Sant Barrwg, and we look forward to continuing our partnership with Llanmoor Homes as the development progresses.”

In addition to their contribution to Affordable housing, Llanmoor Homes will make highway improvements, providing sustainable travel vouchers to new residents, and creating two public open spaces; including an open grass area and multi-usage games and play area which is now available for residents to enjoy.

Contributing to the Welsh Government’s targets for Affordable homes in terms of sales to Registered Social Landlords and via the Help to Buy Wales scheme, Llanmoor Homes works with three social housing providers to provide Affordable housing across three developments in the Caerphilly Borough.
