    A comfortable rural mobile home with rustic vibes in the heart of Wales could help a new owner to squirrel away welcome investment income during the busy holiday period.

    The cosy home from home is plum in the middle of a gorgeous garden setting amid a green oasis of tranquil trees and shrubs in the mid Wales county of Powys

    The mobile home, either for owner occupation or as a canny investment opportunity, is being sold by South Wales-based Paul Fosh Auctions.

    The lot, in aptly named Squirrels’ Leap, Rhos Park, Llandrindod Wells, has a guide price of just £13,000-plus.

    Sean Roper, of Paul Fosh Auctions, said: “Number 16, Squirrel’s Leap, is a superbly presented 38ftx12ft holiday home which could bring in a second income from letting out during the popular holiday periods.

    “The comfortable and desirable lodge is situated on a well-established park of just eighteen similar properties.

    “The lodge is approached through double gates.  The mobile home is in a pleasant, mainly maintenance-free garden, which has a range of shrubs and small trees, a feature pond and separate garden room and gravel area for off-road parking.

    “A decking ramp leads to the front door and carries on round to a front seating area which benefits from views to open country which is the ideal place to soak up the sun and enjoy the views.

    “Internally the property benefits from an open-plan lounge/kitchen/dining area, bathroom, two bedrooms and an en-suite. The lot also benefits from recent new double glazing and central heating boiler.

    “The site fees are £2,200 plus £750 for refuse and sewage. No council tax is payable on this holiday home because Rhos Park is classed as being a holiday park by the local council.

    “Located in the village of Crossgates, the two-bedroom mobile home which is being sold with vacant possession, is some four miles from the centre of Llandrindod Wells where there is a wide range of small independent shops. The town has a hospital, train station, two large supermarkets, a golf course and a boating lake.

    “The whole area around Llandrindod Wells is noted for its stunning scenery and the range of outdoor activities on offer. Rhayader, known as the gateway to the Elan Valley Wales’s own Lake District, is only some 10 miles away with the seaside university town of Aberystwyth just an hour’s car drive.”

    The holiday lodge, along with some eighty plus varied lots, is being offered for sale at Paul Fosh Auctions which starts at 12 noon on Tuesday, June 24 and ends from 5pm on Thursday, June 26.
