Sean Roper, of the auctioneers, said: “This is a majestic, statement building at the heart of the historic spa town of Llandrindod Wells.  The property, Portland House, currently run as a tearoom and bed and breakfast on Spa Road, Llandrindod Wells, comprises four storeys of accommodation including six bedrooms and a ground floor tea room/restaurant.

“The present owners are running the tearoom/restaurant and achieve additional income from the letting of their boutique-style bedrooms.
“This versatile freehold building, which is listed with a guide price at auction of £225,000-plus, could also offer scope for many other uses including use as one large family residence, tourism use such as Airbnb or for potential conversion to flats, all subject to the necessary planning consent.

“The delightful spa town of Llandrindod Wells benefits from a wealth of shops both independent and national, great transport links and renowned schools at both primary and senior level. The town is also an ideal base for those who enjoy the great outdoors and is surrounded by stunning countryside and is convenient for access to the Bannau Brycheiniog (Brecon Beacons) national park.”
The current layout of accommodation has a Tea room/restaurant, w/c and stores on the ground floor with Lounge, dining room, kitchen, shower room and study on the first floor. There are three bedrooms and a bathroom on the second floor with three bedrooms, two with an ensuite, and bathroom on the third floor. To the right of the property is a drive which provides off road parking for several vehicles with a garage at the far end and access to the courtyard garden.
The next Paul Fosh Auctions sale, when this and some one hundred lots will be on offer, starts at 12 noon on Tuesday, September 1 and ends from 12 noon on Thursday, September 3
