A five-storey office block in the heart of a city centre former docks-related business district could be turned into flats or a house of multiple occupation.

The imposing former office block, at 89 Lower Dock Street in the city of Newport, is being sold by Paul Fosh Auctions. It has a guide price of £280,000.

Oliver Griffiths, of the Newport-based auctioneers, said: “Subject to planning the large property, which is at the end of Lower Dock Street which is directly opposite the Passport Office, could be converted for a new use.

“The large commercial building, set over five floors, consists of a basement, ground, first, second and attic. The property, which has been separated into seven office spaces, previously rented for between £250 and £700 a unit per month.

“The building is an ideal development opportunity and, subject to obtaining the necessary planning permission, could be converted either to flats or a large HMO.

“The entrance is accessed from Lower Dock Street into a large entrance hallway, the ground floor is separated into two large commercial office spaces with natural light from the front and rear, two toilet/shower rooms and a kitchen.

“The first and second floors have been separated into a selection of four different sized offices. The attic has one large office separated into two rooms.

“Lower Dock Street is just moments from the centre of Newport, directly adjacent to Asda and has excellent transport links into and out of Newport”.

The next Paul Fosh Auctions starts at 12 noon on Tuesday September 2 and ends from 5pm on Thursday September 4
