Specialist business property adviser, Christie & Co has completed on the sale of Cartref Annwyl-Fan, an award winning nursing home in Ammanford, Carmarthenshire, to Care Inn Limited in an off market transaction.

The purpose built, 67 bed care home is well known for its excellent management team and delivering a high level of care. With very few homes of this scale in the South Wales region, Cartref Annwyl-Fan presented a prime opportunity for an experienced operator to acquire the well regarded care home and expand their portfolio in the region.

The home was previously owned and operated by leading national care home provider, Hallmark Care Homes. Ram Goyal, Director at Hallmark Care Homes comments, “We have enjoyed operating Cartref and the care home has been a key part of our Welsh portfolio. We are sure that Care Inn will continue to build on the home’s successes and wish Sanjiv Joshi and his team all the very best.”

The acquisition of Cartref Annwyl-Fan by Care Inn takes the regional operator’s portfolio to 14 care homes and across South Wales, spanning from Brynmawr to Haverford West.

Sanjiv Joshi, Director of Care Inn comments, “We are very pleased to acquire Cartref Annwyl-Fan from Hallmark. The home has been serving the community well and we look forward to working with the staff, residents and their families to continue the high quality of care that has been provided there for so long.”

Rob Kinsman, Regional Director at Christie & Co handled the sale and comments, “We have been able to conclude this transaction on an off-market basis to minimize disruption to the business and are delighted to be part of Care Inn’s expansion. We have a number of high-profile projects in South Wales at the moment and it is pleasing to see that, despite wider economic challenges, many operators have a keen appetite to expand their portfolios, illustrating the underlying demand for care homes in South Wales.”

Morgan LaRoche in Swansea acted on behalf of Hallmark Care Homes and RR Sanghvi & Co acted on behalf of Care Inn Limited, who were funded via Royal Bank of Scotland.
