    Llys Derwen Caravan and Camping park in Llanrug, Caernarfon, Gwynedd, North Wales, has been brought to the market by Colliers International. The global real estate advisor is inviting offers from interested buyers off a guide price of £1.195million.

    Llys Derwen Caravan & Camping Park is a well-established 4* Visit Wales and AA 4 Pennant park, which is set amongst three acres in a highly accessible yet rural setting, enjoying magnificent views across to Snowdonia.

    There is planning consent granted to accommodate 20 touring caravans and two hire fleet static caravans. In addition, there is substantial additional camping land.

    A large area at the western end of the site is presently used as a dog exercise area. This area is ideal for the development of additional pitches subject to the relevant planning permission.

    Owner’s accommodation is in the form of a large 4/5-bedroom house with two private gardens, lounge and conservatory. The property also benefits from its own private entrance.

    The park is located in a prime position on the outskirts of the village of Llanrug on the edge of the Snowdonia National Park. The larger towns of Caernarfon and Llanberis are located around three miles either side of the park.

    Llanberis is known as the “Gateway to the Snowdonia National Park” and is very popular with tourists and locals alike, particularly as it is home to the Snowdon Mountain Railway and is the starting point of the Llanberis Path to the Summit of Snowdon, which attracts thousands of visitors and outdoor enthusiasts to the area each year.

    It is surrounded by breath-taking scenery, ancient castles and the nearby twin lakes of Llyn Padarn and Llyn Peris which cut through the mountain range creating the Llanberis Pass.

    Llys Derwen is situated on the edge of the Snowdonia National Park and offers visitors an excellent base for exploring further into North Wales including Snowdon, and the glorious Welsh coastlines of Anglesey and the Llyn Peninsula.

    In addition, there are many popular local tourist attractions including Caernarfon Castle; Snowdon Mountain Railway; Welsh Highland Railway; Greenwood Forest Park, various National Trust Properties including Plas Newydd; Penrhyn Castle and Bodnant Gardens.

    Tree Top Adventure Snowdonia; Surf Snowdonia; the Welsh Mountain Zoo and the world-famous Zip Wire at Bethesda are also within close proximity to the park.
