    Cardiff renovation property sells for four times its guide price

    A three-bedroom terraced house in the city of Cardiff was sold online at Paul Fosh Auctions for £118,500 four times its guide price of £29,000

    A well-located Cardiff city centre terraced house requiring a complete overhaul proved a huge attraction when it went up for sale at auction.
    Although the traditional terraced house at 10, Fox Street, in the city presents a new owner with a real renovation challenge, interest in the lot was red hot.

    Angie Davey, of Paul Fosh Auctions, said: “There is little doubt that there is a considerable amount of work required to get the house up together but the effort could be well worthwhile for this well-positioned, mid terraced house.
    “And in the end, this didn’t appear to deter potential owners who piled in with their bids for the city centre property.
    “Listed with a guide price of just £29,000 this was soon passed with a total of 110 bids eventually being recorded from a dozen bidders and the virtual hammer falling at an impressive £118,500, four times guide price..
    “The property, which offers great potential, currently provides an open plan lounge/dining room, kitchen, bathroom and three bedrooms above.
    “The rear garden, which offers its own challenges, is currently overgrown and inaccessible. Once refurbished we anticipate a rental of approximately £1,300 pcm.
    “The property has good rail links via Cardiff Queen Street station and direct links to Cardiff Central, and is a short distance to the local primary school.”
    Cardiff is the capital and largest city of Wales. It belongs to the Eurocities network of the largest European cities. Cardiff is the main commercial centre of Wales as well as the base for the Senedd, the Welsh Parliament.
    The next Paul Fosh Auctions sale, when varied property lots will be on offer, starts at 2pm on Tuesday, October 6 and ends from 5pm on Thursday, October 8.
