    A Brecon fish and chip shop frying for the last time after more than forty years is  looking to be wrapped up by a new owner at auction.

    The former Watergate Fish Bar is being sold after the owner retired after four decades of serving customers in Brecon.

     The corner shop, which is being sold by Newport-based Paul Fosh Auctions,  has a guide price of £143,000-plus.

    Debra Bisley, of Paul Fosh Auctions, said: “After more than forty years trading the owners of this well established premises are finally putting away their fish fryers, hanging up their aprons and retiring making way for the next owner.

    “The well positioned ground floor retail unit has accommodation above the shop. Subject to the relevant consents the property would be suitable but not limited to use as a café, restaurant or retail unit. There may also be scope to convert the accommodation into self-contained flats.

    “Situated in the popular town of Brecon on the banks of the river Usk the property occupies a prominent corner position on Ship Street, one of the main shopping thoroughfares through the town. 

    “The former fish and chip shop is among a number of independent retailers and is within short proximity to on street parking.

    “The town of Brecon benefits from good transport links to the A40 and A470, with the cities of Hereford, Cardiff and Swansea all within approximately one hour’s drive. The M4 link can be accessed near Newport.

    “Brecon is a popular destination for tourists and holiday makers due to its location within the Brecon Beacons/ Bannau Brycheiniog National Park.

    The property benefits from gas, water and electric (not tested). We have been advised that here is no VAT due on the sale of this property.

    “The shop provides retail space, a kitchen and preparation room and there is a kitchen, bathroom living room and office on the first floor with a living room and 2 bedrooms on the second floor.”

    The former fish bar, along with some eighty plus other properties, will be sold online at the next Paul Fosh Auctions sale which starts from 12 noon, on Tuesday, May 14 and ends from 5pm, on Thursday, May 16.
