Former West Wales shop could prove to be a sweet auction investment

A former West Wales shop for sale at auction could prove to be a sweet investment as a spacious residential property.

Currently the substantial character property is like stepping back in time with vintage shop fittings and even an ancient cash register almost the same as when it served its last customer many years ago.

There’s a period weighing scales, pine cladding and even the shop’s sturdy counter and display cabinet, all as it were the day it closed.

Where sweet jars once stood now lined on the pine shelves are old Penguin paperbacks and other old hardback books adorning the high rising walls.

Sean Roper, of South Wales based Paul Fosh Auctions says its future is most likely to be residential as its time as a shop is in the distant past.

Sean says the former shop does require modernisation and improvement but could provide a tasty return once renovation and upgrading works are complete.

“This gem of a property offers excellent potential as a large family dwelling or has the potential to be split into flats or HMO (House of Multiple Occupation), subject to planning.

“This historic building was previously a shop with living accommodation which once traded as a sweetshop from forty years to sixty years ago. Since then, it has solely been used as a residence.

“There are a number of wonderful original features retained in the property such as doors, flooring and vintage fireplaces. The staircase is also a standout feature which would complement any future improvements. Externally the three-bedroom house has a spacious rear garden.

“On the ground floor are three reception rooms, a bathroom and lean to and the former shop space, the three bedrooms are on the first floor with bathroom and access to roof space. Outside is the garden with an outbuilding and a side entrance to the property.”

Number One, Blaenau Road, Llandybie, Ammanford, is listed with a guide price of just £45,000-plus.

The village of Llandybie has a good range of local amenities and shops and picturesque countryside surroundings and is about a seven-minute drive from the bustling town of Ammanford.

The former shop together with more than eighty other properties is included in the online Paul Fosh Auctions sale which starts from 12 noon on Tuesday May 20 and ends from 5pm on Thursday May 22
