    A traditional stone-built mid terraced house on a sloping South Wales street a short distance from the high street could make a perfect renovation project.

    Providing two reception rooms, a kitchen, a single bedroom and a large bathroom, all the potential is present for a renovation revival.

    The house, where preliminary renovation and improvement works have already started, is listed at auction with a guide price of £31,000.

    Angie Davey, of Paul Fosh Auctions, said: “In an eye-catching location in the centre of a terrace of similar houses on this typically south Wales village sloping street, charming number eight, Division Street, in the former mining town of Abertillery, offers plenty of potential

    “Renovation work has been started on the house but there is a fair bit yet to do to bring it to a required standard. And the rear courtyard garden also needs attention.

    “Having said all that, we anticipate a monthly rental of approximately £625 could be achieved with this leasehold property, with 999 years of the 999-year lease to run, which is being sold with vacant possession, once it’s been refurbished.

    “There is a lounge and dining room and kitchen on the ground floor with a single bedroom and four-piece bathroom above with a courtyard to the rear.”

    Abertillery is a town on the Ebbw Fach valley in the historic county of Monmouthshire, south Wales. Following local government reorganisation, it became part of the Blaenau Gwent County Borough administrative area.

    The surrounding landscape borders the Brecon Beacons National Park and the Blaenavon World Heritage Site.

    Formerly a major coal mining centre the Abertillery area was transformed in the 1990s using EU and other funding to return to a greener environment. Situated on the A467 road the town is 15 miles (24 km) north of the M4 and 5 miles (8 km) south of the A465 Heads of the Valleys trunk road. It is about 25 miles (40 km) by road from Cardiff and 47 miles (76 km) from Bristol.

    The next Paul Fosh Auctions sale, when this property and some 100 other varied lots will be on offer for sale online, starts at 12 noon on Tuesday, May 19 and ends from 2pm on Thursday, May 21.
