    North Wales pub on the market for the first time since 1970

    Specialist business property adviser, Christie & Co has brought to the market the Lion Hotel, a family owned and operated pub with rooms located in the Welsh village of Tudweiliog near to the town of Pwllheli.

    The 300 year old property trades as a cheerful village inn and caters for up to 176 covers across three bars, a conservatory, and two dining rooms. Outside there are pleasant gardens with plenty of seating and a children’s play area, as well as parking for up to 50 vehicles.

    The Lion Hotel is popular with both residents and with tourists, who enjoy the three surrounding golf courses, Pwllheli sailing club, and the Pen Llyn Lusitano stud and riding centre which is well known for its riding holidays and classical dressage lessons. In addition, the pub’s proximity to the increasingly popular Llŷn Coastal Path attracts walkers and international visitors throughout the year.

    Having owned the business since 1970, publican Iris Lee is now seeking a sale in order to retire, and comments, “This year will mark the end of our 50th season at the Lion Hotel, the pub is hugely successful and we have thoroughly enjoyed our time here but the time is right to find a new owner who will take the business forward, and love the Lion just as much as we have.”

    Tom O’Malley, Senior Business Agent at Christie & Co is handling the sale and comments, “The combination of its idyllic rural location, fantastic food, and great service have made the Lion Hotel a great success. That said, there’s plenty of scope for a new owner to develop things further. Extended opening hours, an expanded food offering, and greater emphasis on the letting accommodation could all yield benefits for an incoming operator.”

    The Lion Hotel is offered for sale on a freehold basis, with an asking price of £800,000.
