South Wales valleys renovation project listed at £63,000 guide price

WORK has already started on the renovation of a substantial four-bedroom end of terrace South Wales valleys house but there is still plenty more work to be done.

With large gardens and awesome views over the surrounding valley, the house is at 52, Belmont Terrace, is in the village of Brynithel, near bustling Abertillery.

Olivia Williams, of Paul Fosh Auctions, says the Gwent house, listed with a guide price of £63,000, offers great potential for an enthusiastic new owner or developer.

Olivia said: “This is a substantial, end of terrace four-bedroom property with large gardens and a garage all of which require work and upgrading. The garage, for example, could either be refurbished or alternatively demolished and turned into a handy parking bay.

“The lofty well-located house benefits from sizable gardens and there are some quite amazing views to the front. The garden is of a size that lends it to the possibility of becoming a building plot, subject to the new owner obtaining all the necessary planning consents.

“I would say that this property, which has already benefited from some limited, initial stripping back and tentative renovation work, offers scope for an investor for either buy to let or as an upgrade and for resale.

“The village of Brynithel is ideally situated for access to the nearby towns of Abertillery and Newbridge and there are excellent road links to the M4, Newport, Cardiff and Bristol.

“The house, to be sold with vacant possession, currently offers an entrance hall, two reception rooms, kitchen and bathroom, on the ground floor with a landing and the four bedrooms above. There are spacious gardens to the side and front with the garage at road level.”

The next Paul Fosh Auctions sale, when this and some ninety-plus other varied lots will be on offer, starts at 12 noon on Tuesday, February 3 and ends from 5pm on Thursday, February 5
