Land for the development of new industrial business units at Ty Du near Nelson, Caerphilly is now available to the market.

A major scheme to undertake enabling highways infrastructure works, including installation of services and estate roads was successfully completed in 2019. This has prepared the whole estate for residential and commercial development, which will include circa 200 homes (including provision for affordable homes) with the remaining useable area allocated for employment use.

Welsh Government is offering the 4.8 acres (1.94 hectares) of land for sale in three plots between 0.6 acre (0.24 hectare), and 3.25 acres (1.32 hectares), with the option of splitting the larger plot into two smaller plots.

Welsh Government and Caerphilly County Borough Council have also delivered, via a Joint Venture, four self-contained terraces of employment units completed in May 2021, with all  of the units already under offer.

Property consultancy Knight Frank is the sole acting agent for Welsh Government.  Neil Francis, partner in Knight Frank’s Cardiff Industrial and Logistics division, said: “South Wales is seeing a boom in the construction of new industrial business units for its thriving small businesses.

“The  plots at Ty Du are available individually or combined and could suit occupiers looking for a business unit that complements Whitebeam Court, or occupiers wanting to build a bespoke unit.”

Economy Minister Vaughan Gething said: “This important new site in the heart of the South Wales Valleys will help attract quality businesses and create better jobs closer to home, which will help the local area deliver on its economic potential.

“Offering investment ready opportunities to businesses also forms an important part of our Property Delivery Plan. We want to create prosperity across all parts of Wales, and these sites create the necessary infrastructure for quality business to locate here.”

Ty Du is south of Nelson with direct access onto the A472 which connects Abercynon and Ystrad Mynach, leading on to Caerphilly and Blaenau Gwent.
