    Plans to develop 353 high-quality homes in Cardiff Bay

    CNM Estates, a property investment and development company, has launched plans to develop approximately 353 high-quality homes at East Bay Close. CNM Estates seeks to deliver the scheme through the APIO housing delivery model, which uses modular housing and funding solutions to create affordable and sustainable homes.

    CNM Estates is seeking to redevelop the vacant, brownfield site to provide a high-quality residential development, incorporating amenity spaces, landscaped communal gardens, roof terraces, car parking and cycle storage.

    The East Bay Close development site was previously occupied by the Evans Halshaw Citroen car sales showroom, which has now been demolished, and has an existing planning permission for a 771 room, 10 storey student accommodation block. The building is designed to be built to a similar height and size as the approved student accommodation scheme.

    Lara Sampson, Director at CNM Estates said: “We are delighted to bring forward our first project in Cardiff, a city full of opportunity coming forward over the next decade. In planning this development we have relied on a local team of experts based in the City, helping to ensure that we are giving Cardiff a building fit for its community.

    The scheme we have proposed lends itself to be delivered through modern methods of construction, which we have experience in through our joint venture APIO, an end-to-end modular housing and funding solution. Our homes are all tenure-blind which gives more people access to high quality, yet genuinely affordable housing in the centre of Cardiff.”

    She goes on to say “We are seeking to create a truly sustainable development on a brownfield, accessible site and help revitalise a key passage into the city centre. We have ensured emphasis on enhancing the natural environment throughout the development and providing amenity spaces that really work for the residents, whether that be providing a fenced off area for dogs to run wild, a sports area to kick a ball around or a safe place for children to play.”

    “In thinking about delivering a scheme in 2022 we need to ensure that we strive to minimise waste, not just in the construction process but also in the building performance for future generations. Our designs have integrated the APIO modular system, which can achieve a 94% reduction in waste during the construction and utilises highly effective materials to enhance fabric performance.”
