Selling Your Cardiff Home Before Christmas

After news that both demand and supply for homes have increased in Wales this year, the property market here is experiencing its biggest growth since May 2021. While this may be a great time to sell your home in Cardiff, the city has also seen a 4% decrease in house prices, as more houses enter the market.

Facing more competition, here are some tips for selling your house fast so you can get it sold before the new year while getting the most for your money.

    The Fast Track Route

Fixing up your home to boost the price of offers is a worthwhile and often fun project, but sometimes a quicker sale is needed. Services like We Buy Any Home in Cardiff offer a hassle-free solution by purchasing your home for an agreed price, and no hidden fees.

With the opportunity to receive the funds in as little as seven days, this could be a stress-free option to sell your home if sprucing it up for viewings isn’t for you.

    Boost Energy-Efficiency

Last month, Ofgem announced that the price cap for energy bills will rise by 10% this autumn. In other words, the average household will see their annual bill go up by £149. Homebuyers are more aware than ever of the future costs of maintaining a property when scanning the market.

Small energy-efficient upgrades are out there to make your home appeal to buyers who value sustainability, which goes a long way for little money.

Finding your home’s Energy Performance Certificate is the first step to knowing what further improvements you need to make, and can be done by checking out the government’s EPC Register. If you find yours is out-of-date, it may be worth the £60-120 it costs to get an updated EPC.

Adding weather stripping is a small but cost-effective job that can be completed over a weekend, by applying them to draught-exposed areas like windows, doors, open chimneys, or gaps in the skirting boards.

Replacing old thermostats with smart meters is an affordable upgrade, that also adds a modern touch while helping future buyers save on energy bills.

    Lighting Your Home

A thoughtfully lit room can cost no money at all, by repurposing lights you may already own. Entering into the darker months, and with many weekday viewings taking place after 5 pm, spending time on lighting your home well is a worthwhile task.

In this season, lighting the exterior can enhance what estate agents call a home’s “kerb appeal”, in other words, the first impression a viewer gets when visiting a home. Ensuring the outside is well-lit will maximise that first “wow factor” when viewers arrive at your door.

Indoors, placing mirrors opposite windows and having multi-level room lighting in communal areas will make a home feel larger and more inviting. Replacing outdated bulbs with energy-efficient LEDs will also improve the overall appeal of your home to those buyers with future energy bills on their minds.

With winter looming, the shorter days and colder months will affect how homebuyers consider the houses they choose. Selling your home fast doesn’t mean you have to compromise on price. Services that buy your home for a streamlined sale can get you moving before the holidays, while budget-friendly improvements like weather stripping and updated lighting go the extra mile for little cost.
