Anwyl Homes is due to start construction on Monday 5 October on a development of 152 homes in Penrhyn Bay.
The scheme, named Haul Y Mynydd, is on almost 13 acres of land off Derwen Lane. Conwy County Borough Council resolved to grant planning permission in October 2025, and Anwyl has since worked with the local authority to finalise the Section 106 agreement.
Anwyl plans to invest £360,000 in the local area through Section 106 contributions. These include an education contribution of more than £222,500, approximately £75,000 for open space, almost £32,000 for library provision, more than £12,000 for waste services and £3,000 towards allotments.
As part of the agreement, the company will also build a public car park of up to 61 spaces, which will also be used by the neighbouring schools Ysgol Glanwydden and Ysgol Y Creuddyn. It is intended to alleviate the on-road parking that currently takes place along Derwen Lane, and will be gifted to the council to manage once built.
Cllr Michael Priestley, Cabinet Member for Environment, Roads and Infrastructure, said: “We welcome the provision of a new public car park as part of the development, which will provide additional parking for the local community, particularly for Ysgol Glanwydden and Ysgol Y Creuddyn. Providing dedicated parking will help ease pressure on Derwen Lane and support safer and easier access around the schools for pupils, families, staff and local residents.”
The development will include detached, semi-detached and mews houses and one-bedroom apartments. Of the 152 homes, 54 will be designated as affordable and the remaining 98 will be available for private sale. The affordable properties are designed to be indistinguishable from the open market homes.
A new public play area with at least five pieces of equipment will also be created.
Anwyl, which is headquartered in Ewloe, Flintshire, acquired the land from Mostyn Estates.
