    Specialist business property adviser Christie & Co has been instructed to market a freehold hotel and restaurant investment opportunity in Cardiff.

    Situated on Ty’n-y-Parc Road in Whitchurch, to the north of Cardiff city centre, the site comprises a Travelodge hotel and a Toby Carvery restaurant, presenting a mixed hotel and leisure investment opportunity with secure long-term rental income.

    In addition to the 52-bedroom hotel and 200-cover restaurant with function room, the property also includes further staff accommodation and a large car park.

    The businesses remain unaffected by the freehold sale.

    Located just off the M4 connecting London to South Wales, the hotel and restaurant attract both business and leisure travellers all year round. The property sits on a substantial site of approximately 1.8 acres and also offers long-term development potential for alternative uses, subject to planning permission.

    The sale is being handled by Craig Millward, Director – Corporate Hotels, and Elizabeth Rice, Analyst – Corporate Hotels at Christie & Co, who commented, “This is an excellent opportunity to acquire a hotel and leisure investment offering long-term, inflation-proofed rental income secured by strong covenants, underpinned by the possibility of attractive alternative future use values. We expect strong interest from institutional funds as well as high net worth private buyers.”

    The freehold investment is on the market with an asking price of offers over £6,250,000.
