    Llanmoor announce a second phase at popular Aberbargoed development

    Award-winning, independent housebuilder Llanmoor Homes has recently completed the purchase of land adjacent to its existing Bedwellty Field development.

    Situated just off Pengam Road, with easy access to the A4049, the latest phase of the wider development will add a further 46 homes for private sale, including 15% affordable homes which include six apartments and one bungalow for Caerphilly Homes – bringing the total between the two phases to 101.

    The development will offer a mix of two, three and four bedroom homes, which include a choice of 11 of Llanmoor’s house designs and includes three new house types – all of which feature open plan living spaces to cater for the needs of modern family lifestyle.

    In support of the local community, Llanmoor Homes will be bringing a number of beneficial incentives to the area as a result of developments at Phases 1 & 2 including for phase 2 a payment of £19,500 to the local council for the management of the protected woodland area adjacent to the development which will be retained. 

    The overall scheme for phases 1 & 2 includes a formal public open space, and a fully equipped play area on phase one of the development which has recently opened.

    The open market properties at the development priced up to the value of £250,000.00 will be available to purchase with the assistance of Welsh Government-backed Help to Buy Wales shared equity scheme (subject to its terms and conditions).

    Referred to as Phase 3, this new scheme enables buyers to purchase a new build property up to the value of £250,000 with as little as a 5% deposit and 75% mortgage, with the Government providing a shared equity loan for up to 20% of the property value, interest-free for the first five years. The scheme will be available subject to ongoing funding to 31st March 2023 as recently announced by the Welsh Housing Minister.

    Tim Grey, Sales Director of Llanmoor Homes said: “We have been absolutely blown away by the positive response and sales achieved to date on phase one at Bedwellty Field, we have now sold over 80% of the homes.

    “Demand for our award winning homes remains exceptionally strong across the whole of the Caerphilly area and the acquisition of land for a further 46 homes at Phase 2 Bedwellty Field will enable us to continue to provide high quality brand new open market and affordable homes to those seeking to live in the area for the foreseeable future.”

    The acquisition follows other recent land acquisitions by Llanmoor of land at Govilon Abergavenny for 51 Homes, for 405 homes in Tondu, Bridgend and for phase one (circa 470 Homes) at Llangyfelach, Swansea.

    Llanmoor hopes to start work building the new Bedwellty Field homes within the next month and anticipate first releases to be announced this summer.
