Savills and joint agents Knight Frank, on behalf of GGC Capital Quarter Limited, has completed the letting of the ground and first floor suits totalling c.15,000sq ft at 1 Capital Quarter in Cardiff, to Audit Wales, who were advised by JLL. A 10 year lease has been agreed on the c.5,000 sq ft ground floor suite and c.10,000 sq ft on the first floor, which have both been recently refurbished to a high standard.

The latest success at 1 Capital Quarter follows the recent deal to Regus who has leased  the 4th and 5th floors at the building, taking approximately 20,000 sq ft on a 10 year term.

1 Capital Quarter comprises a purpose built, Grade A office building, constructed in 2014. The main reception, which overlooks the Capital Quarter’s Western Courtyard, has recently been refurbished along with the lift lobby areas. Secure parking is also available with all suites.

Other occupiers in Capital Quarter include BT, Banc, Which?, Sky, Geldards, Optimum and WSP. There is currently only c.6,275 sq ft remaining on the 8th floor.

1 Capital Quarter is located in the heart of Cardiff City Centre’s Enterprise Zone and within a few minutes walk of Cardiff’s two main railway stations. The building is conveniently situated for public transport. Capital Quarter offers a coffee shop, convenience store and additional amenities for occupiers, with all of the city centres leisure and retail facilities within a short walk.

Adrian Crompton, Auditor General at Audit Wales commenting on the relocation, says: “Our ways of working have been transformed with the adoption of hybrid working and recognising the need to reduce our carbon footprint and be as efficient as possible in the way we conduct our business. While Cathedral Road has served us well over the years, the move to Capital Quarter will provide us with a more modern, accessible workspace in the centre of Cardiff that will better suit our needs.”

Gary Carver, Director in the Office Agency team at Savills Cardiff, adds: “We are delighted to welcome both Audit Wales and Regus to 1 Capital Quarter, which has recently been refurbished to a high standard. Additionally, Regus will add an extra element to the building where modern, flexible workspace solutions within the building will be offered to new and existing occupiers, an offering we are seeing increasing demand for as it allows occupiers to flex within the same building they occupy.”

Matt Phillips, Managing Partner of Knight Frank, comments: “Capital Quarter provides a high quality campus style offer for the city centre which has, and continues, to prove popular with occupiers. Those landlords who have been willing and able to continue to invest in their buildings are best placed to capture occupiers and the high-quality refurbishment at 1 Capital Quarter is testament to this approach.”

Rhydian Morris, Director at JLL Cardiff, adds: “Audit Wales had key objectives for this relocation, including a city centre location for accessibility, a modern and sustainable building as well as value for money, which have all been achieved from the acquisition at 1 Capital Quarter.  The high quality of accommodation offered at 1 Capital Quarter will provide a new and improved environment for Audit Wales as well as the central location providing easy access for all their staff.”
