As house prices, rents and everyday bills continue to put pressure on households, there’s one cost that’s barely moved at all in Wales.
New industry figures show Wales remains the cheapest place in Britain to rent self-storage, even though demand is growing and facilities are filling up.
It’s an unexpected trend.
Normally, when more people want the same service, prices follow. But that’s not what’s happening here.
Instead, storage prices across Wales have remained almost exactly where they were a year ago, while more households and businesses are making use of the extra space.
According to the Self Storage Association UK’s latest industry report, storage across Wales and the West Midlands costs an average of £20.57 per square foot – the lowest anywhere in the UK. Prices have actually edged down slightly over the past year, by just 0.2%.
At the same time, demand is rising.
The commercial storage sector across Wales and Scotland has grown by 8%, while established facilities are more than 84% full, suggesting providers are keeping pace with demand without passing extra costs onto customers.
Why are more people renting storage?
The stereotype of storage units being filled with old furniture during a house move is becoming increasingly outdated.
Today, customers are just as likely to be people making room for a home office, families renovating their homes, small businesses storing stock or online sellers who have simply run out of spare bedrooms and garages.
Storage has quietly become one of those services people dip into for a few months before moving on again.
It’s flexible, relatively affordable and, for many, cheaper than paying for bigger homes or larger business premises.
Wales seems to have found the balance
The figures suggest something unusual is happening in Wales.
Providers are keeping sites busy- mature facilities are operating at almost 85% occupancy – but prices have remained among the lowest in Britain.
That points to a market that’s expanded steadily rather than one struggling to keep up.
For customers, that’s welcome news at a time when many services continue to become more expensive.
A spokesperson for The Box Co. said they’re seeing storage become a much more everyday purchase.
“We’re seeing more people view storage as a practical part of everyday life rather than something they only use when moving house.
“Businesses are looking for flexible space without taking on long-term warehouse commitments, while homeowners are using storage during renovations, downsizing or simply creating more room at home.
“What’s particularly encouraging about the Welsh market is that it’s remained competitively priced despite demand continuing to grow. However, booking ahead and comparing providers can still make a real difference, especially during the busiest times of year.”
For now, Wales remains an outlier.
Demand is climbing. Facilities are busy. But unlike many other sectors, prices have stayed largely where they are – something that will come as welcome news for anyone needing a little extra space.
